摘要
从租差理论与绅士化的关系入手,梳理了租差理论的缘由、脉络与拓展,指出租差理论是城市空间再开发问题的有力工具,但难以在城市化和城市空间扩展快速推进的背景下应用。基于特征价格法研究方法,通过引入场所价格和区位价格的概念,考察了潜在地租、实际地租的不同组合类型以及租差的演变情况,区分不同的城市空间循环演化模式,为分析城市空间再开发的时机、难易程度等问题提供了新的分析思路与框架。
This research starts from the relation between rent gap theory and urban gentrification and summarizes the development path and extension of rent gap theory. The findings reveal that rent gap theory is an effective vehicle to analyze the redevelopment of urban space. However, it is difficult to be applied in the context of rapid urbanization and urban expansion in socialist China. Based on the Hedonic Price Method (HPM), this paper explores the different combination between potential rent and reality rent and evolution situation of rent gap and makes a difference on different patterns of urban space evolution through the introduction of the price Of place and the price of location. Finally, this study offers new analytical and conceptual framework for the researches on opportunities and difficulties of redevelopment of urban space.
