摘要
北京、上海、深圳是我国生产力最发达和创新要素最集聚的城市。以房地产为代表的固定资产是城市财富积累的象征,房地产价格的变化既体现出城市创新与发展的活力,又关系到我国城市居民生活的品质。运用因子分析法,构建房地产价格影响因素指标体系,从2010年、2011年、2012年、2013年、2014年、2015年六个时点的北京、上海、深圳的房地产价格进行比较研究,并对2011、2013、2015时点的北京、上海、深圳房地产价格的共同影响因素以及每个城市房地产价格的主要影响因素进行分析。研究表明:住房与投资需求是拉动北京、上海、深圳房价持续走高的直接原因。财政和金融对房地产价格的影响日益突出。影响北京房价的主要因素是产业结构与消费;影响上海房价的主要因素是财政与金融;影响深圳房价的主要因素是金融与市场环境。
