摘要
运用Malmquist指数计算了2000—2012年间吉林省房地产全要素生产率及其构成;运用BCC模型评价了2012年吉林省9市州房地产业发展的相对经济效率.结果表明:技术进步是促进吉林省房地产全要素生产率增长的主要原因,吉林省房地产业由粗放式的规模增长向依靠技术进步、管理和服务创新转变;2012年吉林省各市州房地产投入产出效率总体偏低,技术效率差异较大;部分市州数据包络分析(data envelopment analysis,DEA)无效的原因为存在投入冗余,房地产发展仍处于"高投入,低效率"的粗放型发展模式.
Using the Malmquist index,the paper calculated TFP and its compositions of the real estate industry of Jilin Province during the years 2000-2012;and evaluated relative economic efficiency of real estate development among 9 cities in Jilin Province on 2012 by using the model of BCC. The results show that: during the years 2000-2012, technological progress is the main reason for promoting the TFP growth of real estate industry development in Jilin Province, switching from extensive growth to relying on technological progress,management and service innovation;In 9 cities, the input-output efficiency in 2012 of real estate industry is low in general, and technical efficiency has great differences, no causal relationship with the level of economic development and investment; Redundant investment is the reason of DEA invalid for part of cities in Jilin Province,in which the real estate development is still in the extensive development mode of "high input,low efficiency".
