摘要
地铁的建设能促进沿线周边经济社会的繁荣与发展,从而促进土地价值的提升。文章以北京地铁9号线为例,通过地铁的建设开通对其沿线的土地价格的影响研究,发现有两点特征,一是沿线周边的土地价格并不是离地铁线越近越高;二是公共设施用地的土地价格变动受地铁的影响要大于居住用地的土地价格。由此提出地铁与土地一体化开发、采用"TOD"发展模式、形成"珠链状"发展格局等策略,希望对优化地铁沿线土地的开发格局有所启示。
The construction of subway can promote the prosperity and development of economy and society for the surrounding lands along the construction lines, consequently increase the land value.Take Beijing subway line 9 as an example, through the study on the influence of land prices along the construction and opening of line 9. There are two characteristics have been found. The first point is the land price does not increase when the distance to the metro line decrease. Second, public facilities land price changes affected greater than residential land price by underground. The integration development of subway and surrounding lands, the "TOD" development pattern, and "bead chain" formed development strategy and so on have been adopted to enlighten to the development pattern of optimizing the lands along the metro lines.
