房地产业项目评估指标体系可拓研究

Research on the Extension of Evaluation Index System for the Real Estate Project

针对当前房地产业项目评估指标体系普遍存在不全面且缺乏创新的问题,运用物元可拓理论与菱形思维相结合的方法,从资源利用、废物排放、经济效益、经济结构、社会发展、社会稳定6个层面,构建了下设22个房地产业项目评估基本指标的评价体系。结合实例,对陕西省某房地产业项目质量进行比较,科学合理评价项目质量效果,最后提出运用该体系评价时存在的问题和建议,为提升项目质量和水平,促进经济平稳健康发展和民生持续改善提供有益的参考。

The current evaluation index system for the real estate project is not comprehensive and lack of innovation problems. So, the method of combining matter-element extension theory with rhombus thinking is used to construct the evaluation system of the basic indexes of evaluation for the 22 real estate projects from 6 aspects of resource utilization, waste discharge, economic benefit, economic structure,social development and social stability. Combined with examples, this paper compares the qualities of a real estate project in Shaanxi Province, and scientifically and rationally evaluates the effect of project quality. Finally, this paper points out the problems for applying the system evaluation and puts forward its suggestions to provide useful reference for improving project quality and level, promoting stable and healthy economic development and continuous improvement of people＇s livelihood.
