要保证土地的价值得到最大程度的发挥,就要根据实际采取科学合理的价值评估方法进行全面分析,把土地总的价值进行深层开发,在具体的价值评估方法选择上需予以重点关注。主要对当前土地价值的最为合理的评估方法——假设开发法进行了分析研究。

To give a full play to the land value, a comprehensive analysis of the scientific and reasonable evaluation methods were necessary based on the reality. Deep development of total value of land is needed with focus on the choosing of specific value evaluation methods. This paper mainly analyzed and studied the hypothetical development method-the most reasonable evaluation method of land value at present.
