摘要
城市轨道交通作为城市公共交通的重要组成部分,通过影响周边物业的可达性,减少通勤成本,进而提升周边房地产价值。运用特征价格模型对重庆轨道3号线华新街站至江北国际机场站之间沿线2km范围内普通住宅样本房产数据进行了实证分析。结果表明:距CBD距离、周围环境、距轨道站距离3个因子对房产价格影响显著,其中轨道交通对房价影响十分明显,如重庆轨道3号线郑家院子站为其周围2km范围内房产带来约7.535亿元的增值空间。
As an important component of city pubhc transport, city rail transit reduced the commuter cost by influencing the accessibility of nearby real estate, and further raised the real estate value. This article uses hedonic price model to take an empirical analysis of housing price data within the scale of 2kin from Chongqing rail transit Line 3 Huaxin Street and Jiangbei International airport station. The result shows: CBD distance, surroundings station distance have significant impact factors on housing price, in which the rail transit has extreme impact, for example, the Zhengjiayuanzi station brings appreciation space of 753.5 million yuan within 2krn scale.
