摘要
20世纪80年代前后,人们曾一度认为马克思主义地租理论是分析城市现象的有力工具,然而之后发展却陷入了停滞。从理论流派来看,存在两个主要的理论分支,但两个理论分支均存在各自的理论缺陷。将地租纳入"投影工嵌入"这一调节学派的核心观点,考察其对地租水平以及对空间隔离等城市现象的影响,在回顾最富有争议的地租类别问题的基础上,尝试提出了一个新的一致的地租类型学。
Around 1980 s,people once thought that Marxist land rent theory was a powerful tool to analyze the urban phenomenon.However,the development stagnated afterwards.From the theoretical perspectives,there are mainly two theoretical branches,which both have their own theoretical flaws.The theory includes land rent into the core view of regulation school of 'Institutional Embeddedness',and studies its impact?on land rent level,spatial isolation and other urban phenomenon.On the basis of looking back at the most controversial problem of land rent category,it tries to propose a new consistent rent typology.
