摘要
垃圾填埋场已成为影响房地产价值的一个外部性因素。本文以位于上海市松江区的上海吉貌固体废弃物处理有限公司运营的生活垃圾填埋场为例,通过详细调研,分析了垃圾填埋场周边住宅价格在时间和空间上的变化特征。研究结果表明:从时间上看,垃圾填埋场对周边地区住宅价格具有一定影响,总体低于平均水平,整治后有小幅上升的趋势;从空间上看,随着离垃圾填埋场的距离减少,周边住宅价格增长率降低;垃圾填埋场对住宅价格的影响与房型有关,与三室的房型呈正相关,与一室的房型略呈负相关。本项研究体现了工业地块与周边地块缓冲与协调的重要性,从而为区域规划布局提供参考依据。
This article, using Jimao Landfill in Shanghai's Songjiang District as a case study, analyzes the temporal and spatial characteristics of the surrounding residential properties. The results show that landfills impact the values of the surrounding houses. Overall, housing prices are below average, although they tend to rise slightly after renovation. On the other hand, as distance from the landfill decreases, so does the price growth rate of surrounding residences. Housing price is related to types of rooms in a house, which has a positive correlation with three-room houses but a slightly negative correlation with one-room houses.
