摘要
随着建设用地规模边界线、永久基本农田红线和生态保护红线的划定,国家对建设用地规模和开发强度实施"双控",迫使城市空间布局在面状发展的同时向三维纵向发展,因此城市空间的"真三维"立体开发利用成为趋势。特别是以地铁为发展轴的地下空间线性开发,结合以地铁站为枢纽的综合节点开发,必将带动整个城市地下空间网络的形成。该文分析了徐州市城市地下空间开发现状及空间建设用地使用权类型,探讨了地下空间建设用地的供给方式,对徐州市城市地下空间的开发利用提出了若干建议。
With the definition for the scale of construction land borders and the delimitation both for permanent basic farmland and red line of ecological protection, the government has been implementing controlling policies for the scale and intensity of construction land recently.The limitations policies on construction land promote the city devel- opment model turning to vertical direction.Three-dimensional development and utilization for construction land has become a mainstream trend in urban area.The construction axis of metro is a very typical example for underground space development.Taking the metro station construction as the pivot, the development of integrated points will led to the formation of the utilization network for underground space in the whole urban area.The development status of un- derground space in Xuzhou City and the types of construction land space usage rights are analyzed in this paper.The supply models of construction land in underground space are discussed as well.Several suggestions for development model for underground space in Xuzhou City have been put forward at last.
