摘要
解决好群体数量十分庞大的农民工的住房问题,是影响我国城市化持续健康发展的关键之一。本文以需求弹性理论为基础,基于三权抵押贷款制度带来的农民收入增加的角度,采用定量研究的方法,利用2008~2014年间我国东、中、西部3大区域的农民工住房消费支出和收入的时间序列数据,对三权抵押贷款对农民工住房需求的影响进行探讨,结果显示:三权抵押贷款对农民工住房需求具有促进作用,其促进作用受到房价水平的负向调节。
Resolving the housing problem of migrant workers with a large rural population has become a major factor influencing the sustained and sound development of China's urbanization. Based on theories regardingthe elasticity of demand, the present study proceedes from the perspective of farmers' income increase brought by the system of three rights-based mortgage loans and adopts the method of quantitative research to analyze time-series data from 2008 to 2014 with respect tomigrant workers' housing expenditure and income in China's east, middle, and west economic zones. Through a discussion about the effects of three rights-based mortgage loans on migrant workers' housing demands, this study finds that three rights-based mortgage loanshave positive effects on migrant workers' housing demands and these positive effects are inversely subject to housing prices.
