经济容积率的“经济”属性问题辨析——一个立足利润视角的思考

A reflection on discriminating the attribute of economic floor area ratio in economy: from a profit-oriented aspect

阐释经济容积率的内涵,梳理并总结城市建设中既有的经济容积率测算方案、思路和方法,剖析并明确现时期经济容积率测算研究中存在的一些"模糊"争议问题,如利润额与利润率、值与区间等问题的甄别,测算原理及对应技术方法的遴选,进而提出经济容积率测算的建议性优化方向。

This paper defines the concept of the economic floor area ratio, coordinates and summarizes the current schemes, ideas and methods of calculating the economic floor area ratio, and shows the key points of interpretations of some ＂fuzzy＂ issues in the analysis process, such as profit value and profit rate, number and section of economic floor area ratio, calculation principle and its relevant technical method. Finally, this paper proposes the relatively reasonable way to further optimize and improve the calculation of the economic floor area ratio.
