摘要 房地产业是影响国民经济发展和人民生活的改善重要因素之一。房地产业的发展不仅能够带动建筑业等多个生产部门的发展,而且对国民经济的带动也有着重要的作用。改革开放以后,1998年城镇住房体制改革以来,我国城乡居民的住房消费观念发生了很大的变化,使房地产业成为国民经济发展的主导产业。目前我国处于现代化进程发展阶段,城镇居民不断增加,住宅的供需矛盾越来越严峻。住房问题已经成为社会关注的焦点问题,价格问题又是住房问题中的重点焦点,住房价格的变化,不仅仅是关系到民生问题和整个社会的和谐发展,而且还关系到居民的切身利益。 The real estate is the one of the important factors that to improve the people~ life and affect the development ofnational economy. The development of the real estate not only can to lead the development of construction industry, andother production department, but also to drive of the national economy . After china carried out reform and opening up,the urban housing system reform since 1998, The housing consumption concept has a great change of the urban and ruralresidents, the real estate has to become the leading industry of the national economic development. At present our coun-try is being in a modernization development stage and the urban residents continue to increase, housing supply and de-mand is more and more serious. Housing problem has become the focus of the society and the price is the key focus ofthe housing problem, the change of housing prices is not only related to the livelihood problem and whole development ofharmonious society, but also related to the vital interests of the residents.
