摘要
分析了影响安徽省房地产价格的各因素,从供给和需求角度分别选取了城市人口密度,城镇居民家庭人均可支配收入,房屋竣工面积,房地产开发投资总额4个影响因素;从条件均值角度和分位数回归角度对房价和四种影响因素进行了回归分析,研究发现:人口密度是影响房价的最主要因素,且在不同分位点上影响程度各不相同;人均可支配收入和房屋竣工面积对房价的影响在各分位点上影响相差不大.最后提出了控制房价的若干建议.
The article analyzes the various factors the factors affecting the real estate prices in Anhui Province, which selects four influence factors such as urban population density, urban per capita disposable income, comple-ted housing areas and real estate development investment from the perspective of supply and demand. The paper in the view of conditional mean and quantile regression conduct the regression analysis for real estate price and the four influence factors. The results show that urban population density is the most important factors influence the housing price, and there is different influence in the different quantile; urban population density and completed housing ar-eas have the similar influence in the different quantile. At last, we put forward several suggestions to control the housing price on the base of conclusion.
