摘要
近年来,县域城市房地产业持续快速发展,但是住宅小区物业管理并没有跟上,由此引发诸多矛盾纠纷。其中,有物业管理体制不完善带来的问题,也有前期房地产开发遗留下来的问题,还有业主物业消费意识差等方面的问题。种种矛盾交织在一起,制约着住宅小区物业管理和服务水平的提高,影响和谐社区的构建。对此,行业主管部门必须加强管理,完善物业管理机制,规范物业管理企业服务行为,不断提高物业管理企业服务质量,引导物业管理企业步入良性循环轨道。
In recent years, with the rapid development of county economy, especially in the real estate industry, the contradiction of property management in city residential area stands out increasingly. The owners" poor consumer consciousness, imperfect property management system, and the problems left over from the previous real estate development have caused many disputes, which not only restrict the improvement of property management service, but also affect the construction of a harmonious community. Based on the au- thor's practical work experience, this article offers several measures and countermeasures to improve the property management of county residential areas through the analysis of the existing problems in county residential areas property management.
