摘要
建立成本与收益、容积率和增值税的计算模型,对3个方案进行核算,为满足参筹者的购买意愿,根据满意度达到最大建立目标函数,满意度=所有房型满意套数/所有房型套数根据规划模型,设计方案2,计算方案2的投资回报率β2=P/C.100%=19.24〈25$,不满足成功执行的条件。最后优化模型,对方案2的规划模型的目标函数,加入税前利润最大,maxz2=∑i=1^11xiSiBi01.1(∑i=1^11xiSiCu+h)-0.0565s∑i=1^11xiSiBi建立双目标规划模型,设计方案3,使得投资回报率达到25%以上.
This paper establishes the calculation model of the cost and revenue, volume ratio, value added tax and accounts for 3 schemes. In order to satisfy people's purchase willingness, the objective function is established based on the maximum satisfaction degree. Satisfaction degree = the units of satisfied house/the units of house. Scheme 2 is to calculate the rate of return on investment , which shows the conditions for successful execution are unsatisfied.The maximum pretax profit is to improve the objectives of scheme 2,maxz2=∑i=1^11xiSiBi01.1(∑i=1^11xiSiCu+h)-0.0565s∑i=1^11xiSiBi.The designing of scheme 3 aims to reach the rate of investment return over 25%.
