摘要
城市土地有偿使用等级的区位差异不仅存在于城市不同地段之间,而且在不同城市之间也有所体现。本文立足地租地价理论和区位理论,采用多因素综合评价及主因子分析法,分析城市地价区位差异的主要因子,将陕西省城市土地有偿使用综合质量划分为四个等级,并以城市土地级差收益为指标,建立城市土地综合质量等级与基准地价体系的关系。为陕西省乃至西部地区制定城市土地有尝使用的宏观政策提供依据。
The urban land with compensation uses to grade reflects the different in come of the land.And its area position difference exists between the different belts of the city a s well as the different cities .It is k ept a foothold to rent price theory and are a position theory etc ,the major factor of the area position difference of the urban land income is analyzed by the s ynthetical evaluation of the main fa ctor .Synthetical quality of urban l and with compensation uses is divided as4grades by the same method on Shaanxi Province,to try to establish the relation of the synthetical quality of city land and the base land price sy stem by the quota.To provide the basis for Shaanxi Province and western district set down the macroscopic policy of the urban land with compensation use s.
