摘要
选用DEA模型中规模报酬不变的CCR模型和规模报酬可变的BCC模型,从地区、行业和时期三个维度测量河南省房地产业的相对效率,从技术效率、纯技术效率、规模效率和规模收益四个方面对实证分析的结果进行评价。结果表明:在地区房地产业投入产出效率的比较中,河南省位于中下游水平,还有很大的发展空间;在2014年河南省第三产业14个行业中,房地产业处于相对技术效率前沿,其投入产出的技术效率已达到相对最佳水平;在2005—2014年期间,河南省房地产业投入产出效率值均很高,说明近十年河南省房地产业投入产出效率达到基本稳定的状态,另一方面与近十年河南省房地产业飞速发展形成矛盾。因此,整体提高河南省房地产业的投入产出效率是我们需要解决的问题。
The CCR model with variable scale pay and the variable BCC model with variable returns in the DEA model are used to measure the relative efficiency of the real estate industry in Henan Province from three dimensions : regional, industry and period. The results of the empirical analysis were evaluated from the tech- nical efficiency, pure technical efficiency, scale efficiency and scale income. The results show that in the re- gional real estate industry input and output efficiency comparison, Henan Province is located in the middle and lower reaches, there is still a lot of room for development. In 2014, among 14 industries of tertiary industry, the real estate industry in the relative technical efficiency of the frontier, the input and output of the technical efficiency has reached the optimal level. During the period from 2005 to 2014, the efficiency of input and out- put of real estate was very high, indicating that the efficiency of input and output of real estate reached the basic stability in recent ten years, which form a contradiction on the rapid development of real estate industry in recent ten years. Therefore, the overall increase in the real estate industry input and output efficiency is that we need to solve the problem.
