摘要
中国的房价自房地产市场住房改革以来,已经保持连续的上涨趋势。高房价带来的问题在近十年尤为突出,而造成高房价的因素错综复杂,一般的计量模型很难对该问题做出合理的解释。文章结合国家统计局公布的全国及上海、南京等地区的相关数据,运用灰色系统理论建立灰色关联度模型以及灰色预测模型,对影响我国房地产价格的主要因素进行分析,并预测上海、南京及全国未来10年的房价。
Aiming at the influence factors of real estate prices, select the relevant data from 2000 to 2014 of Shanghai, Nanjing and all the national and. using the grey system theory, respectively, grey correlationmodel and grey forecasting model is established. It is concluded that the main factors affecting housing prices in real estate industry itself cycle, macroeconomic policy, geography location and other factors. And predict the Shanghai, Nanjing and national house prices forecast in the next 10 years, and giving analysis.
