建筑被动节能改造技术方案优选方法研究

摘要 科学的建筑节能改造技术优选方法与评价方式是选择合理、经济、可行的建筑被动节能改造技术方案的前提和基础。从材料性能与使用功能、经济效益和生态效益三方面,阐述了建筑节能改造的综合评价指标;通过现金流折现法(DCF),建立了节能改造综合评价公式;提出了被动节能改造技术方案优选方法,通过模拟计算节能贡献率,判定节能改造优先单项,给出技术方案的制取原则,采用推算项目动态投资回收期方式,判断改造方案的优劣。文章以南京长江航运管理局办公楼为实例,基于建筑环境与设备计算机模拟系统(简称DEST模拟方法),采用提出的节能改造的技术方案优选方法,进行了案例分析,实例表明在考虑节能改造的技术性能、经济效益和生态效益的前提下,动态投资回收期最短的方案,节能改造效果更优。 The scientific selection method and evaluation method can be used to provide a basis for the selection of reasonable,economical and feasible technical scheme for passive energy conservation of buildings.The paper expounds the comprehensive evaluation of energy-saving index from the aspects of technical performance, economic and ecological benefits,establishes comprehensive evaluation of energy saving reconstruction formulawiththe discounted cash flow method (DCF),puts forward the optimization scheme of passive energy saving technologymakes energy-saving priority for individual decision to give the technical scheme of the projectthrough the simulation calculation of contribution rate of energy saving,and judges the renovation schemesbyestimating dynamic payback period.By taking Nanjing Changjiang Shipping Administration Office Building for example,based on the simulation system of building environment and equipment (referred to as DEST based computer simulation method),with the technical scheme of energy-saving optimization method,the paper makes the case study,showing that the most effective scheme of energy-saving transformation can be achieved under the premise of considering the technical performance,economic benefit and ecological benefit of energy conservation.
