城市建设用地利用效率及其影响因素探究——以江苏省13个城市为例 被引量:9

A Study on the Land Use Efficiency and Its Influencing Factors of Urban Construction—— Evidence from 13 Cities in Jiangsu Province

摘要 文章通过梳理土地利用的既有文献,借助三阶段DEA模型对江苏省13个地级市的数据进行实证测度,研究发现,江苏省域内只有南京市与苏州市的土地利用效率处于高度有效,而其余11个地级城市则处于中度和低度的土地利用效率范围之中。同时,建构面板数据回归模型,以土地、劳动力以及资本等投入要素对土地利用效率进行面板回归及协整检验,研究表明,在投入因素方面,建设用地面积、固定资产投资总额、财政支出和第二产业从业人数均对江苏省域的土地利用效率产生显著性的正向效应,但第三产业从业人数并无显著影响。为此,结合江苏省的实际状况,提出相应的对策路径,以期提高江苏省土地利用的有效性。 This paper, by sorting out the existing literature of land use and employing a three-stage DEA model, makes an empirical measurement on the data of 13 prefecture-level cities in Jiangsu province. The study shows that the land use efficiency of Nanjing and Suzhou cities is highly effective, whereas the other 11 prefecture-level cities are in the middle and low levels of land use efficiency in the province. Moreover, the paper, by building a regression model of panel data, conducts the panel regression and cointegration test on the land use efficiency by means of input factors, such as land, labor and capital, etc. The study indicates that input factors, including construction land area, total investment in fixed assets, fiscal expenditure and the number of employed persons in the second industry, have significant positive impacts on the land use efficiency in the province, but the number of employees in the tertiary industry has no significant impact. To this end, the paper, combined with the actual situation of the province, proposes the appropriate countermeasures and paths, in order to improve the effectiveness of land use in Jiangsu province.
