摘要
总结国内外BIM运维管理应用模式,从业主视角进行需求调研,确定我国商业地产运维管理应用体系,并分析BIM运维管理应用价值的实现机理。基于BSC理论,构建BIM运维管理应用价值评价指标体系,以可拓理论为依据,构建BIM运维管理应用价值评价模型。以H地某商业地产项目为例,进行BIM运维管理应用价值量化评价,以期为BIM在我国商业地产运维管理中的应用提供参考。
The paper summarizes the' application mode of operation and maintenance (O&M) based on BIM at home and abroad, investigating the application requirements of O&M from the view of the owner, builds the system of O&M based on BIM for commercial real estate in China, and analyzes how O&M based on BIM realizes its value. Based on the BSC theory, builds the evaluation index system of the value of O&M based on BIM. Referencing the extension set theory, constructs the value evaluation model of O&M based on BIM for commercial real estate. Taking a commercial project of H for example, evaluates the value of O&M based on BIM, and provides references for the application of BIM in China's O&M commercial real estate.
