摘要
总结国内外BIM运维管理应用模式,从业主视角进行需求调研,确定我国商业地产运维管理应用体系,并分析BIM运维管理应用价值的实现机理。基于BSC理论,构建BIM运维管理应用价值评价指标体系,以可拓理论为依据,构建BIM运维管理应用价值评价模型。以H地某商业地产项目为例,进行BIM运维管理应用价值量化评价,以期为BIM在我国商业地产运维管理中的应用提供参考。
The paper summarizes the＇ application mode of operation and maintenance （O＆M） based on BIM at home and abroad, investigating the application requirements of O＆M from the view of the owner, builds the system of O＆M based on BIM for commercial real estate in China, and analyzes how O＆M based on BIM realizes its value. Based on the BSC theory, builds the evaluation index system of the value of O＆M based on BIM. Referencing the extension set theory, constructs the value evaluation model of O＆M based on BIM for commercial real estate. Taking a commercial project of H for example, evaluates the value of O＆M based on BIM, and provides references for the application of BIM in China＇s O＆M commercial real estate.
