摘要
在城区和城乡结合部,撤组转户使得原集体土地转为国有,其中包括宅基地。对此类居住用地,如果依旧参照现行农村宅基地的相关规定进行管理,那么将面临"无法入市、无法变现、无法翻建"的困境。本文详细介绍了撤组转户后国有宅基地的基本情况,深刻剖析了现存问题,并就如何做好"合理入市、允许变现、有偿翻建"提出了合理建议。
In the urban and urban fringe, the land property is transferred from the collective land to the state-owned land, including homestead, after revoking the formation of villages group. If the government implements the existing rural homestead laws, this residential land will not be able to enter the market, liquidation and renovation. This report introduces the basic situation of state-owned homestead after revoking the formation of villages group, analyzes the existing issues, and gives some reasonable suggestions on how to enter the market transactions, allow liquidation, and paid renovation.
