轨交站域办公空间分布及使用状况分析

On office space distribution of rail traffic station territory and its application

通过调研上海中心城区四个办公空间主导的轨交站域500 m范围内写字楼分布及使用状况,对工作人员通勤方式、空间使用饱和率、办公行业的水平分布及垂直分布四个要素进行了分析。研究发现:通勤方式的选择和办公业态关联度较大;甲级写字楼空间使用效率明显高于乙级写字楼。通过不同案例的比较,得出轨交站域办公空间分布及使用状况的规律,并提出相应建议。

According to the investigation and research on the office building distribution and utilities within 500 meters of the rail traffic station territory of the four office space in the central district of Shanghai, the paper analyzes the four elements including the commuting means of the personnel,saturation ratio of space utilities,distribution of office industty,如d vertical distribution,and researches find that commuting means has the close relationship with the office industry and the space efficiency of the level-A office buildings have better utilities than the level-B ones, concludes the law for the office space distribution and utilities of the rail traffic station territory and their utilities, and points out respective suggestions.
