公共服务供给不均等加剧了国内房价分化吗?--基于我国286个地级及以上城市面板数据的实证 被引量:10

Does Inequality of Public Service Provision Exacerbate the Differentiation of Housing Price?——An Empirical Study Based on Panel Data of 286 Cities Above Prefecture Level in China

摘要 公共服务供给通过影响人口流动和城镇化选择对房地产市场产生重要影响。本文基于国内286个地级及以上城市数据对公共服务供给对房价的影响关系进行研究。结果表明:公共服务供给水平对房价有显著正向影响,而公共服务不均等导致这种影响存在区域差异;且这种差异在高房价城市、中房价城市、低房价城市之间比东、中、西部之间更加明显。这说明公共服务供给不均等所导致的住房需求和住房供给在空间上的错配在不同城市之间比在东、中、西部之间更为突出。公共服务供给不均等是不同城市房价呈现分化的重要原因之一。 By influencing population mobility and urbanization options, public service provision has a significant impact on the real estate market. Based on domestic 286 prefecture level and above cities' 2004 -2014 annual data, this paper carries on the empirical analysis. The empirical results show that the level of public service supply has a significant positive impact on house price and the inequality of public services makes this impact act as regional disparity. In addition, this regional disparity is more obvious among the cities classified with high housing price cities, middle price cities and low price cities than the East, Central and Western. It indicates that the spatial mismatch between housing supply and housing demand caused by unequal provision of public services is more prominent among cities than it among the eastern, central and western regions. The inequality of public service is one of the important reasons why house price level shows great differentiation in different cities.
