摘要
2015年起,为实现房地产"去库存"目标,中央和地方政府相继出台了一系列房地产市场刺激政策,但是房地产市场却出现以四大城市为代表的部分城市房价快速上涨,而其他三四线城市房价上涨缓慢的现象。文章运用人口迁移动力模型——推拉模型分析了人口集聚对房地产价格的影响,发现人口集聚会从促进经济发展提高收入水平、促进资金聚集、促进城市对人口吸引力的提升3个方面刺激城市房价的上涨。
Since 2015, in order to reduce the inventory, the central and local government had issued a series of stimulating policies in the real estate market. However, the price of the real estate market increased rapidly in four big cities while that of the small cities increased slowly. This article employs dynamics model of population migration so called push-pull model to analyze how the flow and aggregation of population influence the real estate price of cities. The conclusion reveals that the aggregation of population increases the price of real estate in three ways: increasing income by stimulating development of economy, stimulating aggregation of capital, making the cities more attractive to people.
