摘要
以广州市2007-2016年一手成交住宅为对象,运用核密度、克里格插值等方法研究广州住宅均价时空分布规律,结果表明:广州住宅小区由"单核"逐步演变为"一核多中心"空间结构;中心城区集聚了交通、教育、医疗、商业等优质资源,推动住房成交均价呈现中心高四周低的圈层分布格局,十年间高价格住宅由中心区向四周蔓延,强中心演变规律明显;受城市发展战略等规划和政策的驱动,新增住宅楼盘及其成交均价向东和向南扩张速度相对较快。
Taking general house's price data in Guangzhou for research objects, the spatial differentiation of realty price is studied. In this paper, the methods including kernel density estimation, Spatial Autocorrelation, trend analysis, universal Kriging are adopted to analyze the distributing disciplinarian of realty price in Guangzhou. Counter maps of house's price are drawn by ArcGIS10.0 software. The research indicates that the commercial housing spatial evolve from single core to multicenter. The evolvement of commercial housing promotes space structure and function of the Guangzhou development. Because of single and strong central urban structure in Guangzhou city, traffic resources, commerce resources, medical resources and education resources highly concentrated in the central city that causes the high house's price gather in central city. Realty price decreases from the peak value area to all sides and presents layer distribution. Driven by urban development strategies and policies of Guangzhou city, new housing and its price are expanding to the south and east faster.
