摘要
利用DEA方法构建了河南省房地产业投入产出绩效模型,对河南省2005—2014年的房地产业绩效状况进行评价,然后采用ANN方法建立了河南省房地产业绩效影响因素模型,对河南省房地产业绩效影响因素的重要性进行分析。结果表明:2005—2014年河南省房地产业综合技术效率值整体差值不大,在这10年间河南省房地产业综合技术效率值并没有显著的提高;房屋建筑面积竣工率、企业平均规模、土地因素、劳动生产率和市场开放程度这5个影响因素是提高房地产业综合技术效率的关键。
After building an input-output performance model of Henan Province' s real estate industry based on DEA method, this paper evaluates this sector' s 2005--2014 performance, and, after constructing a performance influence factor model based on ANN method, analyzes and rates these factors. The results show that in the past ten years, the comprehensive technical efficiency value of Henan real estate industry has not been significantly increased, so that the technical efficiency value did not present a big gap from 2005 to 2014; and the following five factors are the key to improving the comprehensive technical efficiency of the real estate sector: completion rate of housing construction, the average size of enterprises, land, labor productivity and market openness.
