我国保险公司投资养老地产的SWOT分析

随着我国老年化趋势逐渐严峻,养老需求不断增大,公共养老机构严重的不足日益凸显。而与此同时,保险业规模大幅度增长,违约风险也随之增大,保险公司需要稳定有收益的投资渠道来规避市场风险。养老地产具有前期投资大、盈利周期长、收益相对稳定等特点,与保险资金投资的特点相适应。因此,保险公司投资养老地产在一定程度上缓解了二者的问题。本文使用SWOT分析方法来对保险公司投资养老地产进行优势分析(Strength)、劣势分析(Weakness)、机遇分析(Opportunity)以及挑战分析(Threat),从而更好地判断这一投资的必要性以及提出合理的建议。

The increasingly severe aging problem in China leads to greater demand of old age nursing, the public nursing organizations is obviously in short. While at the same time, the insurance busi-ness is experiencing a substantial growth, the risk of breach is consequently increasing. The insurance companies needs stable and beneficial investment channels to avoid the market risks. The retirement real estate, with the characteristics of large investment in early stage, long period of profits, and stable returns ,fits the natures of insurance fund investment. Therefore, insurance investing in retirement real estate relived the both problems to an extent. This paper makes an analysis in terms of the strength, weakness, opportunity and threat of the investment in retirement real estate by insurance, and judges the necessity of the investment. Some reasonable suggestions are also proposed.
