市级重点中学对周边房价的影响性分析——以重庆为例

摘要 基于划片区入学政策对于周边住宅价格的影响,采用特征价格模型对重庆市4所市级直属重点中学和3所排名靠前的市级重点中学周边住宅价格的影响进行分析。研究发现:市级重点中学对于周边房价具有显著性的正向影响:当住宅拥有周边市级重点中学的入学资格时,住房价格将增加9.527%。同时,相较于其他影响因素,市级重点中学的影响程度也是巨大的,所占比例达到28.88%。研究结果表明,划片区入学的政策在一定程度上扭曲了区域的住房市场。 In our country, public school districts are subject to municipal zoning ordinances. Due to the limited excellent educational resources, there may be increased pressure on "so called" key high schools. Considering the fact that the zoning policy has certain influence on the peripheral residential housing price, we conduct a hedonic price model and analysis of how four key high schools that are di- rectly under the governance of Chongqing municipal education authorities and three municipally recog- nized key high schools that are ranked forefront in the city affect the peripheral residential housing prices. The study reveals that the key high schools in the city have a significant positive impact on the peripheral residential housing prices. The housing prices will increase by 9. 527 percent when the housing is eligible for the child to attend the key high school. At the same time, the impact of municipal key high schools is also enormous, compared with other factors, accounting for 28.88 percent. The results show that the zoning policy distorts the regional housing market to some extent.
