巷口集装箱物流园区用地规划空制指标研究

Research on the Control Index of Land Planning for Port Container Logistics Park

近年来港口集装箱物流园区发展迅猛，但也存在园区规划不科学，土地开发强度不高等问题.本文主要采用定量分析方法测算出了港口集装箱物流园区用地规划控制指标值（容积率、建筑密度、绿地率）的大小，其创新之处在于首次创建了测算港口集装箱物流园区用地规划控制指标值的流程图，改进了物流园区用地规模的预测模型，采用层次分析法与综合模糊评价法将不易量化的影响因素反映到最终的控制指标值中，其研究方法和研究结论具有一定的借鉴意义。

The port container logistics park has developed rapidly in recent years, but there are still some problems, such as unreasonable planning and low exploitation intensity of land development. This article mainly uses the quantitative analysis method to measure the index of land planning, which includes plot ratio, building density, and greening rate. There are three innovations in this article. It constructs a flowchart to measure the land index of port container logistics park, improves the land scale prediction model of logistics park, and puts some factors which are difficult to quantify reflected in the final control index values through analytic hierarchy process （AHP） and comprehensive fuzzy evaluation method. Research methods and research conclusion has certain reference significance.
