房改进程、生命历程与城市住房产权获得(1980-2010年) 被引量:49

摘要 本文基于2010年广州住房调查数据和事件史模型,研究住房市场化改革进程与个体生命历程交互作用对首套住房产权获得的影响。研究发现,住房市场化改革的"差序格局"和差异化改革策略,使住房获得具有明显的时期效应和世代效应。福利住房产权化和住房商品化双轨并行的住房市场化模式,降低了体制内外住房不平等,加剧了精英和非精英阶层的住房差异,延续了行政精英的福利住房获得优势。在住房改革进程中,体制分割和市场分化导致的住房不平等相互叠加,并通过代际传递加剧了年轻世代的住房分化。 Based on data from the Guangzhou Household Survey in 2010 and event history model,this paper analyzes the impact on acquisition of the first set of housing from the interaction between the housing market reform and individual's life course. Research shows that the differentiation in housing market reform and reform strategy lead to clear period effect and cohort effect on housing acquisition. The dual system of the welfare housing property right transformation and the housing commercialization reduces the housing inequality within and outside of the establishment,aggravates the housing differences between elites and non-elites,and extends the establishment elites' advantage in welfare housing acquisition. Housing inequality resulted from establishment division and market segmentation reinforces each other during the housing reform process,and exacerbates housing differentiation among the youth cohort by intergenerational transmission.
