共有产权房或可缓解一部分中低收入家庭的经济压力,保障其拥有房产的权利,一定程度上有助于抑制房价上涨。但跟政府＂合伙买房＂,法律关系如何处理,新政如何完善落地,市场亦有一定担忧北京房地产市场调控再出新招。2017年8月3日至10日,北京市住建委就《北京市共有产权住房管理暂行办法》（以下简称《暂行办法》）公开征求意见。《暂行办法》明确,共有产权住房是对原自住房政策的进一步调整、优化、升级、规范,今后不论从建设品质、管理水平、供应规模上均会进一步提高。
