摘要
旅游房地产成为投资热点,"旅游"与"地产"业务的资源配置模式对企业经营效率影响深远。在对旅游业态与房地产业态进行界定的基础上,通过构建旅游与房地产业态配置模型,界定"大旅游小地产"(3T)、"中旅游中地产"(2TR)和"大地产小旅游"(3R)三种资源配置模式,并应用数据包络分析法对我国20家涉及旅游和房地产业务上市公司数据进行研究。结果表明:"中旅游中地产"业态配置模式的效率最高,解释了以旅游和房地产业务均衡发展的大型企业迅速成长的原因;"大地产小旅游"和"大旅游小地产"业态配置模式的效率偏低。研究结论为企业战略投资决策提供了依据和借鉴。
Tourism real estate was creating an investment boom, the resource allocation mode of "tourism" and "real estate" business bad a far - reaching impact on the efficiency. This paper defined the conception of tourism formats and real estate formats, and built the configuration model of "3T,2TR,3R", by studying the data of 20 tourism and real estate listed company with the method of DEA. The results showed that the efficiency of "2TR" configuration mode was the highest, that explained the reason why those large enterprises grew rapidly with the mode balanced in tourism and real estate business. The efficiency of "3R" and "3T" configuration mode was low. The conclusions also provided some basis and reference for enterprise strategic investment decision.
