摘要
近年来,南京市土地交易价格的快速增长影响了土地交易市场的健康运行。在此背景下,文章利用近十余年南京市土地出让价格数据,首先分析了高土地出让价格点的总体时间分布和空间分布;其次选取城市轨道交通、商业网点和教育资源3个因素对高土地出让价格点的空间分布格局的影响进行研究。研究发现,南京市高土地出让地价点主要出现于近5年,多呈连续聚集分布且与行政区划关系较弱;商业网点与城市轨道交通对高土地出让价格点空间分布格局的影响程度较高,而教育资源的影响程度较低。本研究对政府调控南京市土地交易市场具有一定的参考意义。
The land price of Nanjing has been increasing rapidly in recent years which has a bad influence on its normal operation.Against this backdrop,this article uses the land price of Nanjing in the last decade to first analyze the overall time distribution and spatial distribution of high land price points and then selects three factors to research their influence on spatial distribution pattern of high land price points,urban rail transit,commercial networks and educational resources.It is concluded that the high land price points mainly appear in the last five years and most of them are distributed continuously and have no direct relations with administrative division.Besides,city rail transit and commercial networks have great influence on spatial distribution pattern of high land price points while educational resources have low influence.This research offer some insights to regulate the land price for the government.
