住宅立面更新策略研究——以长春市二道区旧城区改造项目为例

ON THE RENEWAL STRATEGIES OF RESIDENCE FACADE: A CASE STUDY OF THE OLD CITY RECONSTRUCTION PROJECT OF ERDAO DISTRICT IN CHANGCHUN

旧住宅更新改造是当前国情下面临的重要课题,在摒弃大拆大建手段的前提下,只针对立面的改造更符合我国建设节约型社会的要求。文章以长春市二道区旧城区改造项目为研究对象,探讨在保证结构安全、尊重不动产权、呼应城市形象以及注重持续发展这四个原则指导下的住宅建筑立面改造方法,主要包括:调整比例关系、构建新的秩序、重塑视觉焦点,以期为未来居住建筑形象的更新提供参考或指导。

The renovation of old residences is an important issue facing the current situation in China. Under the premise of abandoning the means of large-scale demolition and construction, the facade renewal is in line with the requirements of building a conservation-oriented society. The paper takes the old city reconstruction project of Erdao district in Changchun city as the research subject, mainly discusses the methods of residence facade renovation under the guidance of the four principles, ensuring the safety of the structure, respecting the real estate property, working in concert with the city image and laying emphasis on sustainability. The main contents are as follows： adjusting the proportion, establishing the new order, and remodeling the visual focus. This paper is aimed to provide the reference or guidance for the renewal of the residential building image in the future by studying the strategies of residential building facade renewal.
