小区物业和电梯维保的现状分析及监管对策研究

电梯的运行质量,在很大程度上体现了电梯维保质量的好坏和物业设备管理水平的高低。作为电梯的监管部门应该紧紧围绕"预防为主、执法要严"的思想,督促电梯使用和维保单位提升质量,确保电梯安全。本文通过"中某小区"和"嘉某小区"两个小区的电梯监管实践,分析了目前小区住宅电梯维保行业的现状,并提出了相对应的五个方面的监管建议。

The operation quality of the elevator largely reflects the quality of elevator maintenance as well as property and equipment management level. Follow the idea of ＂prevention as main approach, followed by strict law enforcement＂, the supervision department should supervise and urge the elevator use and maintenance units to improve the quality to ensure the elevator safety. Based on the elevator supervision practice of ＂Go ＂ and ＂Jia＂ communities, this paper analyzes the current situation of residential elevator maintenance industry, and put forward five corresponding regulatory suggestions.
