摘要
农村土地流转价格是影响土地流转顺利进行的重要因素,它受自然因素、社会因素及流转主体自身因素的影响。目前,我国农村土地定价理论尚不完善,未能综合考虑所有因素,使得在土地流转实践中流转价格存有许多问题。为解决农村土地流转价格问题,政府要加强土地流转信息的传递、完善监督机制,立足政府引导、增强农户法律意识,增加土地流入方利益、建立合理的土地流转价格机制以及完善土地流转价格评估体系、实行分批流转。
Rural land transfer price is an important factor affecting smooth land transfer, which is impacted by natural factor, social factor and transfer main body. Currently, the rural land pricing theory of China is still imperfect, which cannot comprehensively consider all of the factors, so the transfer price in the land transfer practice has many problems. In order to solve the rural land transfer price issue, the government should strengthen the/and transfer information delivery, improve supervision mechanism, take basis of governmental guidance, enhance farmers' legal consciousness, raise land receiver's profit, build reasonable land transfer price mechanism, perfect the land transfer price evaluation system, and carry out transfer in batches.
