摘要
街区制在国外已经实践多年,能有效地改善道路交通问题。2016年2月我国也提出要推广街区制,充分发挥城市交通"毛细血管"的作用。这一意见的出台,对原来封闭小区的物业管理造成了巨大的冲击,如封闭小区内部道路公共化、小区部分公共基础设施归属权发生转变,物业管理模式必将随着街区制的推广进行相应的调整。本文运用科斯定理有关产权界定的理念、思路,探析开放型街区住宅小区物业管理模式。
The block system has been put into effect for many years abroad,which helps improve the traffic effectively. It has been carried out in our country since the February of 2016 to play a role of the capillaries of the city. Its implementation will have a huge impact on the property management of the gated communities so that the internal roads of the gated communities will be divided into two parts owned respectively by the proprietors and by the government,so it is high time that the mode of the property management was tempered. In the light of the concept and thought of the Coase Theorem,the paper is an analysis of the property management mode of the open residential communities.
