摘要
老龄化社会到来,社会化养老需求渐旺,要求提供更多的"养老地产"。在"养老地产"中引入REITs模式,是缓解养老地产发展过程中资金不足,促进养老地产可持续发展的必然选择。论文从法律与财税制度、管理机构与人才培育、信息披露与自身发展等视角,分析了制约养老地产REITs融资的因素,据此提出了养老地产REITs融资的推进路径。
The aging society is coming,and the demand for social care is increasing,and more ' old-age real estate' is required. The introduction of REITs model in ' old-age real estate' is the inevitable choice for alleviating the shortage of funds in the development of old-age real estate and promoting the sustainable development of old-age real estate. Paper from a legal and fiscal and taxation system,management organization and personnel training,information disclosure and its own development Angle of view,analyzed the restriction factor endowment real estate REITs financing,on the basis of which the advance of the endowment real estate REITs financing path.
