社区主导的城市更新探索——以伦敦硬币街社区为例 被引量:6

摘要 当前,我国特大城市的更新探索主要侧重物质层面,对社会层面的问题则关注较少。聚焦英国近年兴起的社区主导更新模式,通过深入剖析单个案例,探讨社区自下而上的更新是否比开发商主导的更新更具有可持续性,以期为我国特大城市的存量优化找到内生动力。选取位于伦敦市中心的硬币街社区,解读在社区治理下的更新历程、机制、成效以及其采取的住房合作社运营方式,分析对硬币街居民进行访谈的结论,总结社区主导更新和住房合作社模式的优劣势,最后提出对我国城市更新和住房发展的借鉴意义。 Urban regeneration initiatives in China mainly focus on the physical environment, while paying less attention to relevant social problems. In order to find endogenous impetuses for metropolis in China,this article learns from community-led regeneration experience in the United Kingdom, and takes single-case study approach to examine whether the community-led mode is more sustainable than developer-led regeneration. This article chooses Coin Street in central London as the case, analysing its community-led regeneration mechanism, achievements, and the co-operative housing it develops. Combining with the results of co-operative residents interview, then the article discusses advantages and disadvantages of community-led regeneration as well as housing co-operatives, and fnally puts forward its enlightenment.
