土地拍卖价格溢价影响因素实证分析

摘要 文章选取上海市2011~2014年拍卖出让的土地数据,选取非拍卖样本采用特征价格模型,揭示土地拍卖出让价格相对于它的"实际价值"的溢价情况,分析相对于"实际价值"土地拍卖价格溢价的影响因素,实证结果显示其显著影响因素主要包括土地用途、方位、竞得人性质、土地区位。
