摘要
城市轨道交通周边土地开发活动较为活跃,探索站点周边土地利用模式对于预测新建站点土地使用布局状况及规划方案的调整至关重要。以长沙市地铁2号线为例,解释并分析了引入以政府调整土地服务功能为导向的发展(SOD)模式和以公共交通导向的发展(TOD)模式对城市轨道交通站点的周边土地利用的必要性,初步探索出不同种类站点适用的土地开发模式。结果表明:城市型、开放居住型、枢纽型轨道交通站点适合TOD为导向土地开发模式,传统居住型、产业型适合SOD为导向土地开发模式。研究结果可为其他城市轨道交通的土地开发提供借鉴,促进轨道交通和土地利用协调发展。
The land development activities around the urban rail transit are more active, and it is very important to explore the land use pattern around the site to predict the land use situation and the planning scheme around the new site. Taking the city of Changsha Metro Line 2 as an example, the paper introduces and analyzes the necessity of SOD(Service-Oriented Development) and TOD (Transit-Oriented Development) to the surrounding land use of urban rail transit station, the corresponding land development mode suitable for different types of rail transit stations is explored.The results show that the urban type, open residential type and hub type rail transit station are suitable for TOD oriented land development mode, traditional residential type and industrial type are suitable for SOD oriented land development mode. The results can provide reference for other urban rail transit land development, and promote the coordinated development of rail transit and land use.
