摘要
厦门作为我国海峡西岸重要的中心都市,其住宅市场具备代表性和特殊性。本文以厦门市2006~2015十年来的住宅销售价格及城市经济统计数据为基础,细化经济发展水平指标,运用SPSS软件,实证分析经济发展对厦门住宅价格的影响。成果表明,第三产业比重、居民人均收入、失业率及居民消费价格总指数均会对厦门市商品住宅价格产生影响,其中,居民消费价格指数影响最为显著。
Xiamen is an important central city in The west coast economic zone of China, and its housing mar-ket is representative and special. The paper based on the housing sales price and urban economic statistics from 2006 to 2015 in xiamen city, refined the indicators of economic development, and used SPSS software,than analyzed the influence of economic development on xiamen housing price. It is showed that the proportion of the tertiary industry, per capita income, unemployment rate and the total consumer price index will impact on xiamen city housing prices.The consumer price index is the most significant effect.
