摘要
从地理学角度出发,探讨城市各种社会经济活动机会的可达性与房价高低在空间上的依存和关联性,通过分析城市住房价格空间分异及其影响因素,进行住房价格的模拟研究。通过对124个住宅小区实地考察和咨询访谈等方式获取数据,运用ARCGIS最短路径和交通可达性模型分析103个研究单元的教育、医疗、消费、公园广场和文化娱乐活动的交通可达性高低并运用幂函数模拟住房价格。上饶市中心城区房价和交通可达性在空间分布上呈现显著相关性,拟合房价与市场房价相关性显著,拟合住房价格与市场房价的空间分异特征完全一致,都在东西和南北方向上呈倒"U"型特征,两者在不同区块的价格差异波动上相似性很高,呈显著正相关性,说明模型拟合的房价是准确、有效的。
From the perspective of geography, to explore the spatial dependence and relevance of the I accessibility of various social and economic activities in the city. Through analyzing the spatial differ- entiation of urban housing prices and its influencing factors, to carry out the study of housing prices. GIS Through the field study and consultation interviews of 124 residential quarters ,the paper uses ARC- GIS shortest path and traffic accessibility model to analyze the traffic accessibility level of education, medical care ,consumption ,park plazas and cultural and recreational activities of 103 research units and use the power function to simulate housing prices. There is a significant correlation between house price and traffic accessibility in the spatial distribution of the central Shangrao City, and the correlation between house price and market price is significant. The spatial characteristics of housing price and market price are exactly the same, and both are in the east and west direction. The results show that the price of the model is accurate and effective, and the fluctuation of price difference be- tween the two is very high.
