摘要
随着近两年杭州房地产市场过热,房价增长,政府推出了一系列限购令,而这些限购令究竟对杭州的房地产市场有何影响。文章从2016—2017年5月的杭州楼市交易量和房价变化入手,从经济学的供需角度分析政策和房地产的市场情况,又结合问卷调查,实证分析消费者的心理和行为以及市场预期,从而得出了限购令只能使市场暂时冷却,并不能真正而长远地影响房价的结论,并提出了增加土地供应量、完善房地产市场监管等建议。
In the past two years, housing prices have increased with the overheating of the real estate market in Hangzhou and the government has introduced a series of restriction policy. How will these policies affect Hangzhou's real estate market? This thesis analyzes the policy and real estate market from the perspective of supply and demand of economics from 2016 to 2017, consumer psychology and behavior as well as the market expectations. The thesis comes to a conclusion that the purchase restriction policy can only make the market cooling temporarily but do not work in long-term. Thus, the thesis suggests that we should increase land supply,improve the real estate regulations and so on.
