摘要
房地产企业投资与一般的企业投资相比金额较大,房地产项目的成败关键在于其资金是否充足且能否良性循环,因此筹资管理显得尤为重要。房地产企业筹资管理要根据具体情况估算其未来发展趋势,计算筹资总额,做出正确合理的筹资决策,比较各项资金来源的比例方案,权衡利弊,使筹资成本与筹资风险均衡,最终确定最优资金结构,以达到综合资金成本最低的目的。
The investment activities of real estate enterprises show that a certain amount of money is invested compared with the general enterprise. The key to the success of the real estate project lies in the adequacy of its capital chain and the virtuous circle, so the financing management is particularly important. Real estate enterprise financing management should estimate its future development trend according to the specific situation, calculate the total amount of financing so as to make reasonable financing decision, the proportional scheme comparison of the source of the funds, and the financing cost and financing risk balance,ultimately determine the optimal capital structure to achieve the goal of the lowest comprehensive capital cost.
