近年来,我国房地产业整体呈升温趋势.由于大学城独特的地理位置和优越的教育资源,使得榆次大学城的房价处于增值阶段.文章通过实地走访榆次大学城主要住宅区,发放问卷调查住宅价格主要影响因素,并对影响榆次大学城住宅价格的主要因素进行SWOT分析,从而为大学城住宅今后的发展提供优化建议.

In recent years , China＇s real estate industry present warming trend overall. Due to the unique geographical location and superior educational resources,the housing prices of Yuci University City are in the value-added phase. This paper ,through the field visits to the main residential areas of Yuci University City,investigates the main influencing factors of housing price by issuing questionnaire,and analyses the main influencing factors of housing price in Yuci University City by SWOT, which provide suggestions for the optimization of residential development in Yuci University City in the future.
