摘要
历史文化街区的城市更新与改造需要综合考虑对历史文化风貌的保护和项目开发的经济收益。通过历史文化街区旧城改造开发强度确定方法的文献分析与实际经验,构建历史文化街区旧城改造开发强度测算模型。基于投入产出理论测算出最低经济容积率,通过评价各区域历史文化价值等级对容积率进行调整,并考虑其他因素综合确定历史文化街区改造的最佳开发强度。以重庆市十八梯核心片区旧城改造项目作为例,验证模型。
The renewal and transformation of the historical and cultural blocks need to comprehensively consider the protection of historical and cultural features and the economic benefits of project developments. Through documents analysis and historical experience of determining the development intensity in the transformation of historical and cultural street blocks,this paper constructs a model for calculating the development intensity of the reconstruction of the historical and cultural street blocks. Based on the input-output theory,calculates the minimum economic volume rate,adjusts the volume rate through the evaluation of the historical and cultural value level of each region,then comprehensively considers other factors to determine the best development intensity of historical and cultural street blocks. Taking the reconstruction of Shibati core area of Chongqing as an example,verifies the model.
