摘要
随着人口老龄化,老年问题越来越凸显,养老住宅应运而生。但是养老住宅面临前期选址、融资、市场需求等多重风险,导致养老住宅存在着较高的投资风险。本文从开发商角度,分析养老住宅投资风险影响因素,通过层次分析法构建风险模型,计算风险因素对整改项目的影响程度,进而帮助投资商提前预知风险,采取有效的方法规避风险。
With the aging of the population, the old age problem is more and more prominent, the senior houses came into being. But senior houses is facing pre-site location, financing, market demand and other multiple risks, resulting in a higher risk of investment in senior houses. This paper analyzes the influencing factors of the investment risk of the senior houses from the perspective of the developers,constructs the risk model through the analytic hierarchy process, calculates the influence degree of the risk factors on the rectification project, and helps the investors to anticipate the risks ahead of time and take effective methods to avoid the risks.
